Legal

We ensure full adherence to HUD rules and Fair Housing laws, prepare for MOR and REAC audits, manage all annual and interim recertifications. We handle regulatory filings and document retention, keeping your property audit-ready and fully compliant year-round. We also make sure tenants meet contractual obligations. We also follow local and state law compliance, including but not limited to permits, inspections, and safety regulations.

Financial Management

We provide clear monthly reporting, assist with budget planning and capital improvement forecasting, and monitor utilities to help control costs and maximize your property's financial performance. We also provide necessary year-end documents for tax preparation assistance.

Marketing

We market your property through targeted outreach, digital listings, and community partnerships to attract qualified applicants and minimize vacancy rates, while staying compliant with fair housing guidelines.

Maintenance

We provide routine maintenance to the properties we manage this can include but is not limited to, landscaping, cleaning of common areas, and pest control. We also adhere to 24/7 emergency repairs for plumbing, heating, etc. We do periodic inspections to catch issues early and will hire contracts or repair crews to fix those issues as needed.

Compliance

With over 50 years in the business, our team has extensive knowledge of HUD and Public Housing standards, including-but not limited to HAP submissions, regulatory inspections, and funding allocation.

Application Process

Our team does it all. From sending the application, to receiving it back, running background and sex offender checks, and sending/receiving verification forms such as medical, employment, and asset information to ensure eligibility.

Rent Collection

Proficient in collecting rent both electronically, and at property. Our team maintains rent rolls, documented receipts, and sends communication to residents if rent is received late.

Inspections

Our team personally handles annual inspections, as well as compliance inspections, and inspections due to a perceived issue.

Rhonda Beaner

Owner/President

Rhonda started workig at Professional Management in 1997 as a front desk receptionist, by 1998 she advanced to occupancy specialist, and in 2007 bought the business, and the rest is history! Rhonda is passionate about the community and is a member of the Chamber of Commerce, El Raid Shrine, Pink Ladies Organization, and Prairie Village Foundation.

Emma Oyedokun

Occupancy Specialist/Head of Marketing

Emma started at Professional Management Inc. in 2022 as an occupancy specialist. Although she works with all properties, she works closely with our Woonsocket and Miller South Dakota properties. Emma also is our Head of Marketing and is the one you speak with via Messager!

Taleesia Heppler

Occupancy Specialist

Taleesia has been an occupancy specialist at Professional Management Inc. for 8 years! Starting in 2017 after she closed her own independent painting business. Although she works with all of our properties, she works closely with our Madison locations.

Ross Roling

Office & Maintenance Support

Ross started with Professional Mangement Inc in 2023 and brings experience in both IT and Maintenance. Ross helps part time as an office support.
